Class title

Operations and Maintenance – The case for BIM

Class description

When we look at the cost of building operations and maintenance, which can be represented as $0.20/sq ft over the course of 25 years, this cost to the organization has a variable component which consists of overtime hours and unexpected equipment replacements. The following presentation will look at how Autodesk Revit and the associated BIM can help organizations reduce cost and deal with these two operational components.

During design and construction, the data that operations requires is captured through BIM. Every family in Autodesk Revit has a set of parameters that captures the necessary data. Additional tools are required to capture the needed information, and luckily these tools integrate directly with Autodesk Revit. Contractors who are required to submit equipment specifications including the vendor, purchase date, purchase order number etc. can now feed this information into Autodesk BIM 360. The next stage in the process is the commissioning where we want to capture the Asset & Systems Specifications along with the relevant warranty information. The final stages of the process involve the transition of the construction model and the various fabrication / submittals into a final As-Built Model.

Finally moving the As-Built model to the hands of the Facility Operations and Maintenance Staff gives us the final and compelling metric for the entire process. When we look back at where the majority of the costs associated with the operations process, optimization of this time is a key cost control. The most effective cost control measure is putting information in the hands of the Operations & Maintenance Staff. The result of having a well-organized model that represents real world conditions can save an organization $ 0.23 / sq ft per year.

Learning objectives

At the conclusion of this class attendees will be able to understand how BIM data collected throughout the design and construction process can benefit Operations and Maintenance both from a productivity and cost savings point of view.

The attendees will be able to discern the types of information needed by each group in the design through construction process, the cost associated with not having this information available in either BIM 360 or Revit and what the overall benefits are with this process.
